Full Management Service

Raine & Horne are very pleased to offer our Full Management Service, offering all the services you would expect to receive from a Fully Managed Service.
Our Full Management option gives landlords a hassle-free service with almost everything taken care of. We will advertise your property, locate your tenant, and look after all routine maintenance and legal arrangements, allowing your role as landlord to be as carefree as it should be while keeping you updated regularly throughout the management period.

PROMOTING THE PROPERTY

When we add your property details to our available lettings list, you can be sure that it will be promoted in local publications, on the internet, and in our office. We'll take photographs, arrange viewings and, when the tenancy ends, re-advertise the property at no extra cost.

LOCATING THE RIGHT TENANT

We take care to locate the tenant you are looking for. As well as discussing whether you allow smoking, children, pets or shared lets, we can interview and assess prospective tenants on your behalf, and take up references via 'Lets XL', a professional, dedicated referencing company.
At the end of your tenant's stay, we serve statutory notices, or can arrange extension tenancies upon request.

RENT AND MAINTENANCE

From the signed 'check-in' to the final 'check-out' and return of deposit, we take care of your property the way you yourself would, ensuring the property is maintained and rent is paid. We will arrange standing order payment after collecting the first month's rent, collect and hold a deposit, and produce monthly statements clearly detailing income, commission and other outgoings.
During the tenant's stay, we make quarterly property inspections (with written reports), deal with routine repairs, and arrange annual servicing of gas and electrical appliances.

ADVICE AND AGREEMENTS

Advice about the legal and practical aspects of letting and an initial inspection of your property is completely free of charge. Thereafter we will arrange a contents inventory and schedule of condition, prepare a legally binding tenancy agreement, and will further advise you on your safety obligations as landlord.
The Lets XL Landlords Protection Scheme also limits the risks associated with letting property, giving you peace of mind throughout.
