The Valuation:

Contact Raine & Horne to arrange for one of our highly trained sales and marketing specialists to visit with you at your property. Together you will discuss all the options available to you for the marketing and sale of your home.

The Instruction:

Once you have instructed Raine & Horne to market and sell your property, your sales consultant will once again visit with you at your home to record all your properties features and to finalise your marketing requirements.

Marketing:

Once your property particulars have been approved by you, Raine & Horne will market your property on over 20 web sites, regular placement in the local paper, an eye catching 'For Sale' board will be installed and your property will be displayed in our prominent window display. Raine & Horne's in house programme also allows us to send out a 'Buyer Alert' to all buyers we have registered currently looking for a property just like yours. Within 24 hours they will receive an email with the details and photos of your property, helping to maximise the exposure of your home.

Buyers Enquiries & Viewings:

Every member of our team at Raine & Horne view your property, this maximises all potential buyer opportunities and ensures the quality of information being passed on. Every buyer appointment will be accompanied to the viewing by one of our professional staff members.

Your Feedback:

At Raine & Horne we believe constant communications with our clients are a high priority, we conduct regular updates with you to report on the marketing of your property and provide you with all feedback from all buyer enquiries and viewings.

Offers:

When an offer is made to Raine & Horne by a potential buyer, our expert negotiators work tirelessly with you to ensure progress towards the right deal in all respects. Once you have accepted an offer, you will need to inform us of your solicitors' details in order to send out all correspondence to you, the buyer and the respective solicitors. The staff at Raine & Horne Legal are a fully qualified team who would be more than happy to assist you in your conveyancing requirements.

Conveyancing:

Once the buyers' solicitor has checked all relevant documentation, any omissions are raised and a local authority search is initiated.

Survey:

A surveyor will be appointed by the buyer or their lender. The survey establishes the structural integrity of the building and its value. Mortgage offers will be issued within ten (10) days of the survey.

Exchanging Contracts:

Once the contract terms have been agreed your solicitor will report to you with the contract ready for signing, you then have to agree on a completion date with your purchaser or their solicitor. The contracts are binding once each party has signed the contracts and they been exchanged. If you are in a chain, a simultaneous exchange with your next purchase carried out using the deposit from your sale.

Completion:

Congratulations, this is the day when your solicitor will have completed the sale on your behalf and the property must now be vacant for possession. Completion usually can only take place between 9am and 3pm on a weekday. Our fees are required to be paid by your solicitor from the sale proceeds.
